I recommend downloading meetup, go to as many real estate meet ups as you can and try to learn under an experienced investor till you learn it inside and out.

I'd also recommend you download, the Landlord tenant laws for your state..If your state has a landlord association they usually have leases and forms used by the court system in your state.. things get complicated so I'd see if that's a option.
