Last week I pulled the plug on the purchase of a fourplex during inspection because the numbers weren't going to work out if the RE market dropped much and the property needed rehab the owner didn't want to deduct for. 

The property itself is in a condition of disrepair and will not pass an inspection by a traditional lender3.

Inspection is Monday and closing is set for the 15th, though with the flood of mortgage/refinance applications I was just informed the appraisal can't even take place for at least 30 days.

The 203k will have extra orig fee, title update fees, inspection fees, contingency reserve fees, etc. which all take a piece of your $30k rehab.

I not only do a video inspection of the property for them, but I also run the numbers for them.

I only leave my house to show homes, listing appointments, inspections, closings.  

Ive done a sewer scope and normal house inspection and the estimated costs seems to be 20k from the inspection reports( will probably need to do a gut job).

We have been under contract for a few weeks and have completed inspection negotiations and passed the due diligence date.

I am looking at a property and the seller does not want inspection done.

For example, you might build in the ability to extend the inspection period in the event inspectors are unable to inspect the property.
