I co owned a hard money lending company for 10 years and we would not be willing to be in 2nd position behind an institutional lender. 

Just because ONE title company is nervous doesn't mean there is anything wrong.If defective, it might be fixable.Depending on the property, the right of redemption might be only 6 months.

I am in Illinois and could use advice if anyone has had luck with a particular company and these circumstances. 

Any experience and input regarding your Parent company that hold several real estate LLC in different state?

Gutters, downspout repair, siding etc-good reviews on angis list, has his company registered as a LLC, referred to me by a local contact -can provide proof of insurance but will not add me to it as additionally insured.

Sounds like what you have is not bad at the moment, you just want that one go to person or company every time.  

I am an Army veteran and I own a boutique brokerage and property management company here in Clarksville, TN.

However, since the inspection company normally want to make $$ out of it.

I was told by a company that in Washington state, we are required to decommission them, break the lid, fill them up with gravel and keep them on the property, although they did recommend not putting a house directly on top of it…Does anyone have any experience with this?
