targeted marketing is your best friend you can use the post office thru zip codes or expand to list brokers it depends on you area how populated it is ,so ads thru craigslist and bandit signs ,facebook pages, might be more effective.The wholesales I know might only gain 2-3 deals out of 100 mailings and it is expensive
