Similarly, the tenant population is, in general, not prepared to pay a premium rent for energy efficiency.This hasn't stopped us from being early adopters of efficiency retrofit practices, but it does require we have a solid business case for most undertakings (we have been known to implement certain measures as experimental for learning purposes when there is no viable payback).

Unfortunately, that's not the case.Set your expectations early in the season and if you do require higher-than-normal service make that very clear but be prepared to pay for it.

We are definitely not at the bottom there (that was around 2010 when I bought) but if Aerospace keeps cranking there, though, and I'm betting it will, I still see some market upside in this cycle, just be prepared to hold through a downturn in case I'm wrong on that.
