I showed to section 8 clients but they think I listed too high.

You could offer them 1/2 or whatever ratio you feel is fair given the circumstances and they can write you a check for that amount to walk away.Another thought, if there is a way you can find out where they are moving, a forwarding address etc, I'd reach out to that new LL or owner and explain the situation to them, I have a feeling the tenant didn't disclose that they have an existing lease as a liability in their financials when the applied, and there may be some application fraud etc at play here that the new LL would likely want to know.Think about this from your own point of view, I doubt if you picked up and left one of your subway locations that the the LL would just let you leave.  

Preferred:- other student rental investors - those investing 29205, 29201, 29204, 29033, or 29169 zip codes- flippers or builders- realtors with MFH listings or vacant lots in these areas

What would, in your opinion, be the optimal list of services?

My question is how would I be able to leverage my debt to a point where it would make the most sense to pick up another rental property or invest in another business? 

good list.. you can add to your CA OR WA foreclosure rescue that MLO's are allowed to contract those in foreclosure as well as Attorney and Agents.

Now I am new to the real estate scene and I do have several questions that I want to mark off my list so I can get a better understanding on this.
