Keep in mind, most sellers know that a money market throws off nearly 5% right now and the terms I see expected are not competitive with a bank.

My advice, keep doing what you're doing.

Since I'm out-of-state I have a local property manager who handles all bookings and keeps me informed on maintenance needs.

Have plenty of cash reserves but want to keep them on hand for any potential problems that may arise.

Now, I believe the right legal CYA move is to have one LLC for each individual property, but personally, I don't want to keep up with the bookkeeping on that!
