There are a lot of specifics about your property & yourself that we do not know, but consider the following.You have ALREADY weathered a MASSIVE (maybe a once in a two-decade) move in oil prices lower ($100 to $40), and are by your comments, you seem to still be doing well with this investment.There may be some more pain in the short-term (e.g. continued layoffs in the services sector), but the eye of the hurricane has likely passed.On a 5-10-20 year basis, the oil/energy will be fine.

I have a long time alarm contractor hardwire them (lots of batteries are a pain).  

I haven't ventured into Stockton...yet, however I drive through Stockton as a relief from the overcrowded I-80 corridor between SF and Sac.I market mostly to Single Family but run into duplex and 4-plex opportunities off market in the Sacramento area.  

It is a pain in the *** but make the residents do what the pest control says to do. 

If there is no distinct advantage with LLC, particularly for one rental property, is it worth going thro all the pain?

Some mailings I get alot of deals other nothing, and its exactly the same, its how much pain are they feeling over the code issues.
