Eventually generating enough passive cash flow to potentially quit our day jobs, travel, enjoy family - maybe even coach my kids :-).Currently working to build a team in the Central Mass area. 

It will set you up for some tax free income in a couple of years as well as the opportunity to generate rental cash flow while staying close to your assets as you transition south. 

I’ve got money for a down payment on a duplex but are in transition between career and don’t have the income to qualify for financial underwriting.

I am now transitioning back into the real world and getting back on the horse with real estate investing.

But in a Western Mass town someone may be only willing to pay a 8% cap (12.5x) because there's less rental demand, less chance of appreciation and no scarcity of land.  

My company is currently transitioning property managers on our 17 unit complex, purchased in August of 2018.

Prior to the Veterans Benefits and Transitions Act of 2018 the spouse had to establish residency in the service member's state to qualify.

I know most places in Texas it usually takes only a few days, ESPECIALLY in the spring.My advice is to work with your tenant to transition the place, keep at least a months rent. 

I had no prior real estate experience when I transitioned from my corporate job but I was not afraid to get the process started.  

That transition will probably not go over well.
