I have now sent two carefully and succinctly worded emails reminding them that, as stated in the lease, we will mow the lawn but any other maintenance or improvements are up to them if they want them done, and we request that they consult us for any major changes (like if they want to take out a tree). 

The tax " penalty" will probably service the debt difference on two singles over a duplex and .you get better tenants.

No maintenance complaints or other nonsense would be listened to without the cash.

I am sorry, but I feel this is truly a service to those who are desperate to not ruin credit or who can not manage costs of repairs etc etc....

Different shops offer vastly different prices, quality and service.
