I can understand making decisions and estimating based on pictures and videos.

I'm looking up a bunch of youtube videos on how to do calculations involving NPV and IRR matrices as well...and starting to realize how little I know about this business right now haha

Another option is do a video tour of the property.

I understand that you are a newbie but you can still read at least 2-3 good books, watch online videos of people who already owned rental properties. 

These all have pros and cons and there's a lot to consider.
