Our budget here is the same.Once all the internal bits are done we will reside the building - and are planning to add another 1" of polyisocyanurate hardboard insulation {which will require removing and resetting the windows we just installed to adjust for the new wall thickness ... a little rework that we have not found a way to avoid {yet}]Once all the above has been completed, we will conduct our "post retrofit" energy audit to see if we hit our target of scoring 75+ out of 100 with fewer than 3 air changes per hour.As you stated, the long term goal is to keep our buildings attractive to tenants by making them healthy, efficient and modern (while retaining their historic charm) homes as energy costs rise.

Because of the layout of the existing walls, and the routing of existing plumbing, ducts & electric, I knew it would be a fairly simple and inexpensive operation (again--I only knew this because I visited the property)...after the work was done, it transformed the place from a negative cashflow property (that mostly only appealed to college kids) into a cashflow positive property that appeals to couples, couples with a child, well-off single people, and pairs of housemates.The "physical assessment" and the ability to see the potential of a property is a skill that can't be easily learned via books, youtube videos, etc.

The building is located on Main Street in a college town, and the property manager seems really nice to work with (property managed by store owner that is the only business located in property).

During construction the foreman told me and GC all the wood was fine…  Apparently after the work, now we are having issues… GC is trying to work with us, was wondering what are thoughts on fixing and options to addresswill add more thoughts as they come to me… we did have water issues before construction and GC was aware, the one corner had a lot of rotten wood when they opened it up… the internal structure was sistered and reinforced from basement to third floor.
