@Patrick Desjardins - I have spoken to a few larger funds over the past month about their models and I agree, having the servicer for compliance in collecting payments etc. for a low fee and doing the workouts internally is what appears to be the best way to go.

We normally call that the Total Return or more technically, the Internal Rate of Return (IRR).The Reality is that you cannot know if an Investment is Great until you have the following 3 things: 1) The Purchase Price, 2) the Future Cash Flows and 3) The Selling Price.I also like to say that the best investments are the most predictable ones.

Though student rentals have their pros and cons, eviction is hardly one of them as no student wants to be left homeless during the school year, even less so if you make parents co-sign the lease agreements.Outside of student rentals, there are also plenty of medical Interns, Residents, and Attendings working at UC Health/Cincinnati Children's that that are looking for safe housing around work in the Corryville/Avondale area.
