I was waiting until I have a more thorough analysis, but I've been busy this weekend/week with moving. 

The property is currently being used as a primary residence (looking to move to CA) and was purchased in 2021 for $650k with a 30-year fixed rate mortgage and PITI is just over $4k per month today.

I moved to the San Francisco Bay area 35 years ago from Toronto.

I personally have multiple nightly rental investments there and currently am moving all of my capital out of Colorado because I get such great returns in Branson.

Our tenant just moved out and we found the following damages on the floor, the door and the wall. 

However, they may have stopped talking to you because they abandoned the unit and moved away.

We are pretty much determining which move would be the best to help us get a first property and how either option would be best in helping us kickstart our portfolio with all considerations. 

The house was freshly painted before they moved in.

Then started renting it out last year 2023 November for $4700/month (renter pays all utilities) due to life situation change (moving in with my bf).

I don't know very much about that market but is there a chance they tell everyone to move out so they can build an apartment building?
