Don't spend time, money, and energy making yourself look like a business before you're a business.

you would have to do a formal assumption.. and if you have to do that why buy something with little to no equity.just becasue you can get motivated seller to sell .. if there is no real equity or apprecition why buy it. big risk and waste of your time and energy.

@Jacob Lee Another option would be to spend more of your time and energy right now networking and connecting with people who do have knowledge of and access to off-market deals. 

My parents would probably say the same thing, haha, we have three boys 8,7,5 that are full of energy!  

I don't mean to not take it seriously and work to resolve the problem, but the anger is just wasted energy and might exasperate the situation.

However in my opinion these same folks if they put that much time and energy into really any business would be successful ..
