I am a 26 year old that bought a house in Delaware 3 years ago with the intentions of doing some small updates and then moving on and renting the place out.

As you can see in the pics I have attached that everyone in the cul-de-sac has a somewhat similar back yard.What I planned on doing is clearing the small shrubbery you can see in the first part of the back yard and making it more welcoming and nice.

I would agree with @Rich O'Neill about the areas of West Philly, you can certainly find a duplex far below 250k that needs some work done to it, and will bring good appreciation in the long term.I would also consider looking in Delaware County, specifically Drexel Hill.

Bennett, have you looked into Delaware County?

It was a dumpy, neglected house in a great neighborhood with a massive .5 acre lot on a cul-de-sac and had a lot of potential.
