Maybe I was a little too hard on it, MHs are a PITA, the repairs of cheap fixtures used, plastic bath tubs, RV water heaters, PVC plumbing that is sized too small, walls built over the carpet and flooring, losing AC units when they leave, window craks that get stripped out and leaky roofs.Now I know a lady who owns a park down at the lake and they are all older units.

., I feel your lower income might not be as easy to sell in 10 years, but as far as profitibality, this is the way to go in my opnion, this and/or owner financing these lower income properties. everyone has there own cup of tea, this is my choice.

Since the FF&E (Furnishings fixtures and equipment) and good will cannot be exchanged they will owe tax on that allocation anyway.

@Jessica Jay-Maleski is it small trash, like cups and cans, or is it large junk like furniture and mattresses? 

Can’t be built before 1976, needs affidavit of a fixture, no additions on it, they require structural inspection, closing costs are higher because of additional inspections.   

This would include new fixtures, switches, and outlets.

Downtown is growing at a super fast pace in anticipation of the 2026 world cup, but most locals and the less than millionaire status investors are priced out already because our market doubled and tripled before covid, again during covid, and isn't coming back down.  

There's writing on the wall, holes punched in the walls, the carpet is filthy, there are fixtures broken, door handles loose and now some appliances aren't working - obviously from being manhandled during use.

This does not include the plastic cup with spoons inside of it and other stuff still inside.
