Its one of the great things about the markets you play in .. almost inexhaustible inventory  competition not nearly as keen as it is say on the west coast.

We've even offered 100% EMD to demonstrate we were serious (that was an MLS property w/competition, though).

Bottom line is, this guy is my twin brother and he is just sticking it to me because he is ultra competitive, doesn't like the idea of me making more than him in a deal that he funds, and even more simply put...because he can.

I would say in some markets (think Austin), you might give some consideration for vacant lots if you need to be a bit more competitive than another offer.
