Im Tony, I currently work one weekend a month (24 hours total) at a local hospital and want to replace this with a rental property or two, I don't have a ton of cash and im actually willing to cash my 401k in to get started. 

In our market we are competing against the cash buyers who are primarily from CA and buy bunch of properties during the weekend and leave.

I walked the property with my Contractor and my Realtor this last weekend.  

For example, some of those areas near Coachella can get enough STR income in 1-2 weekends to cover annual mortgage !

Or you could tell him he can have it for 2 weeks at $495 as part of your pre-Christmas special!

You need to spend a weekend there and count units and sizes.

Even if you don't care if it's fixed, at least that is putting it on record that it is pre-existing damage.Heck, last summer I rented a condo for the weekend in FL.
