I checked with State farm ,since I have everything under them as of now,they gave me a quote of 1200/yr but with 1% of house value i.e 6000$ as deductible .There is no in-between,it starts from 1%, then 2%..3%.Considering it's a new build , hoping I won't need insurance anytime soon ( fingers crossed) .

The tenant paid his deposit in cashier's checks and left his account ledger from the previous leasing company (No clue why) showing he had fallen behind on rent payments for 4 months.

I am also eligible for the Section 121 exclusion for this transaction.I received two 1099-S forms from the title company: one reporting the cash proceeds (box 2 for Gross Proceeds) and the other showing no amount in box 2 but with box 4 checked, indicating the transaction involved a 1031 exchange.
