They have zero social standards and will often move multiple people into the unit without permission.

We do what folks mentioned above with social media, Zillow, local MLS (syndicates out to Apartments.com, Hotpads.com, and other online real estate websites), Craigslist, professional signage, flyer box on the sign, YouTube video, and blog post - to name a few.

I can read books and listen to podcasts all day, however unless I'm doing/taking action I won't learn a thing.I'll also be starting a monthly meetup at a local bar there to socialize with like minded individuals, to discuss REI, learn, eventually bring in active professionals in the area for presentations, discussions, and QA.Any and all advice would be appreciated if you know someone looking for some help managing their rehab, I'd love to reach out.

LLC's aren't generally the best vehicle for Canadians to hold US real estate, but may be suited for your purpose if it was done correctly.So has it been vacant since purchasing?

@Tony Castronovo my recommendation is that if you have a few minutes go ahead and write an honest factual review of the PM company and copy and paste it in several areas like social media, yelp, etc. so that it can (1) help future investors avoid a bad PM, and (2)  might make you feel a little better about the situation.
