If so, the fact that he tore out walls and did other things without a permit would be grounds to file with the State and the Builders Group (do you need the details on what this entails in NC?)

We are already seeing an impact in upper-end housing, (one of the local builders has 6 spec homes sitting right now)   The FEDS want to tame inflation and the only way will be pain (high interest rates).  

But you do need to  ask up front if they make constructions loans to builder developers.. some banks simply dont make those loans but I pretty much guarantee there are banks in every market of size doing these loans other wise you would have no new construction going at all.. it can be done and you have enough size and velocity..

Large home builders will do this, but for a single home like you have the chances are slim anyone would be interested in todays market because of interest rate lock/rate fluctuation and possibility for delays.

Also, are you able to renegotiate with the builder maybe you can make it make sense?

Hi AllI am on a process to acquire a new build cabin in smoky mountain for STR, but the builder told me there will be no decking around the house = front porch due to the city regulation change.

We passed on the property as sellers were not willing to compromise… During our funding for the condo we had trouble with funding due to HOA paperwork issues with builder and underwriting.
