So, I'm wondering which way to go here, the budget is fairly tight on this one when I add up everything that's needed, so I'm not looking to spend money if I don't have to here.I see three options:1-replace the siding with new siding, in which case I'd replace all of it and make it all the same.

I'm new to investing so i have a few questions about startup.1. how do i go about creating a proposal for getting private money i feel i would be more comfortable going after my first deal if i knew the funds was going to be available.2. is it better to have an llc when trying to get private funds that way im not personally liable3. can i get a ball park figure on average what the lawyer fees would be to set up it up because i'm on a shoe string budget(living paycheck to paycheck)any good advice would be appreciated i feel like such a noobie

Depends on how confident you are in the comps and the repair figures (they tend to go over budget), but from the numbers you gave, I think doing this one yourself makes sense.

The cinder block turned my original 1 month timeline into 3 months, however it didn't effect my budget, obviously time is money so it did have an effect on my bottom line with the extra holding but I didn't come out of pocket any more then what I budgeted.I had no extra money to come out of pocket so I learned how to rehab a cinder block house.

Namely, a repair budget for this house to placed under city control by the purchaser until the house is rehabbed, nearly 10x the actual cost of rehabbing the stupid thing. real cost30-40k, their estimate, 250k.
