I know how to calculate it; the problem is that it seems like there is always a fly in the ointment that makes one property's cap rate an anomaly from the rest of the neighborhood that takes away from comparing apples to apples.For example, whether or not the landlord pays utilities can offset the cap rate.

Cut cable, use the time you no longer spend watching tv to get educated on real estate and investing.

Do you have any suggestions as to specific features or characteristics that I should be looking at to make sure I'm comparing apples to apples?
