Hi everyone, I'm new to real estate investing and have been doing some research.

The outskirts work a bit better but my wife and her mom would like to be near city center.

I’m sure there are plenty of people doing “workarounds” which WORK UNLESS AUDITED  by the IRS.  

I was thinking about hiring a marketing specialist to get me started but I'm not sure if that would be the most cost effective method for someone beginning their real estate career.Based on your experience, do you think that having a specialist from the beginning would be beneficial or do you think I can get by on my own in the beginning? 

I'm planning to purchase my first SFH and do a house hack at the end of this year to get into the REI game! 

Unfortunately, in doing some due diligence, I uncovered some unsavory reviews (see below) that scared me away.  

If I have to do depreciation, will it be 27.5 years for roof?  

I told him I would let him borrow the money if I could put a lien on his mobile home.Anyone know exactly how to do this.

If everything is solid, you will not lose any pressure.If you do, you at least know you have a leak.  

How do I know if this is true?
