More often than not, I see out of state firms make errors on anything but the very simplest NH situation (heck, a lot of NH tax preparers also get it wrong). 

Did you have the properties already identified along with specific returns etc. or did you propose a hypothetical deal structure and get his agreement first before finding specific properties that fit your investment criteria? 

Definitely be careful, as most nationwide brokers will incorrectly rate you for traditional property management insurance, which almost always applies to LTRs and specifically excludes STRs in the fine print.
