I’ve been self-employed since my first business in the fifth grade.

She has been self-employed since she was 21 as an agent and later a mortgage loan officer.    

At the moment, I'm gainfully employed and would only like to begin pursuing RE license/agent activity on a part-time basis as my other personal/professional obligations keep me busy.

You can get a second FHA loan if:1) you cosigned on a FHA loan for another individual but you now want your own home 2) you were divorced and no longer cohabitat the home with your ex-spouse and now want to buy your own3) larger family size and can literally document a larger household now via mammogram, adoption papers, letter of explanation,etc4) you are relocating to a new area and would like to use the FHA program again and have employer documented relocation papers/job offer to make any of the above work you need adequate time to plan, documentation, and a loan officer who can sell the above to their underwriter.Good Luck!

No surprise.I recently ( Yesterday) passed the California Real Estate exam and was issued my license NBA or no employing broker.

Income (with voucher), employment, background investigation, landlord references, etc. all checked out so we were good to go.

Is there a way to get a loan with one year self employed ????

Do background checks, call their references, current and previous employers, search social media sites and see what you can find about them.  

It takes a little more work since I'm out of country and not employed by an American company.  

You may need to put down a larger down payment to make up for the short self employment history or find you a seller financier.
