I did use bonus depreciation for the cost of furniture, but I lumped the property improvements (mainly new hvac, water heater, windows) in with the building and depreciated all of it under the standard 27.5 years period, since I didn't "need" additional depreciation benefits for 2019.

I assume what you mean here is the disposal was backed up and so water that went down the sink leaked out the piping somehow (under the sink?)

As for the property the roof, a/c unit, and water heater are about 10 years old.

What about water/sewer, lawn care, and snow removal for the duplex?

Over the past 2 years, I've had 7 break-ins, each incident costing me an average of $10,000-15,000 in repairs (mainly stolen water heaters/hvac, copper pipes, fixtures, etc.). 

My capex budget includes roof 25 year life span, floors 10 year life span,appliance and hot water heater 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span. 

Electric/Water/Taxes/Insurance/loan.

We know the roaches aren't getting food nor water from my tenant.

All of those are dead in the water right now and our concerns are growing by the day. 

We are currently in uncharted waters, so we have no historical reference as to how this plays out.
