As others have mentioned, the first and most vital step that can NEVER be skipped is performing your due diligence on the contractor or sub.

My current tenets still have 6 months left on their lease the husband is getting deployed with 6 months left and he doesn’t get his next duty station until after the deployment.

To quote the agent and his brokerage attorney - they suggested using an attorney to draft the following - "Short addendum to cover things like a (i) pre- and post-closing indemnity, (ii) seller representations and warranties, (iii) an assignment and assumption of leases, (iv) establishing a duty to collect past due rents, (v) Seller’s delivery of a “rent roll” and update of same on or at closing, etc., could all be included in a short addendum."

And we plan to do that again when we move to another duty station and if it's worth it (location).

I am very happy I called the management companies and feel that they are the people who are in the know and can be a vital asset to what is going on in the community.
