With 7 people in a 2br, it will be virtually trashed upon moveout whether they are being vindictive or not.If the numbers work with those contingencies, then I might consider buying it and dealing with the tenantsf, evicting the tenants myself or paying someone else to do the dirty work since that would be in the budget.

(Just as an aside, my banking relationship with BofA is substantial enough that this may be the reason I don't pay for the feature, just letting you know.)Do not pay bills from within QB and ask it to communicate with your BofA billpay and pay the bill.

Have the tenant sign either the Spanish or English section, depending on their language comfort level.Also, I recommend you either use a property management company that speaks Spanish or hire a bilingual virtual assistant to accommodate your Spanish-speaking tenants.Good luck!

They don't generally have ill intentions but aren't aware sometimes of the ramifications seemingly minor actions have on the property.The answer for me is lots of on-boarding and coaching, some tolerable inspecting, open communication and trying to align their interests with mine.

I am in a situation where I have a tenant who has communicated really well about how he will not be able to continue to rent a house, he made last months rent but then told me that he likely wont be able to make the next one.

However, I was completely unaware of any issue, and receiving a bill 4 months later looks very seedy to me.I've been in regular contact with the apartment manager about this and he even admitted that they "need to work on a better communication procedure for things like this", but that it's ultimately not their fault because the checks late, bottom line.I tried to play hard ball by paying 1 one of the fees (because I only received 1 letter of notification from them), but they still won't take the other 3 fees off my account.Any advice is much appreciated!

You can communicate again with the other landlord but unless there are police complaints why would he do something like a nonrenewal..
