Thanks for the discount :]I've always been under the impression that apartments are more recession proof than hotels and that hotels will always see a dip in occupancy during recessions.

However, I know that many can be busy those days with family, and I don't want to give me them a bad impression if calling on a Sunday is unwise. 

@Jack Okada I'm sure some of the professional SDIRA people will jump in here, but I'm under the impression that even if you owned 1% of it, your IRA lending money to it would be a prohibited transaction.

I was mistakenly under the impression that since the rental wasn't considered community property under these circumstances and she wasn't included on any of the paperwork to get the loan, she wouldn't have to sign anything at closing...weird. 

Now that I am thinking about it, a triplex may actually work out better for me since the vacancy risk will be diversified.I was also under the impression that only FHA will work for downpayment less than 20%, but I have just heard from someone that some conventional loans may work with 5% down payment too. 

But your impression of the current market is simply incorrect. 

No one cares about your closets, and they certainly aren't going to be impressed with a single panel of fencing in the front yard, much less as the 3rd photo. 3 - You shouldn't have to do their job - that's why they get a paycheck.
