The liquidity requirement varies from lender to lender, but  the general rule is 10% to 20% of the loan amount.. so, If you’re wanting to borrow a million dollars, you have to have at least $100,000 after closing; $150,000 or $200,000 is even better.

You can find duplexes in those areas that need some work for around $150-200k that will already be cashflowing and with some renovations can increase cashflow.I've done this and on my first duplex, I was able to get a $25k line of credit which I used to purchase another duplex.

If she won't pay the extra money just explain to her that as long as she gets out when she says she will and leaves it broom clean, you won't take her to court and ruin her credit.
