I would consider the real estate investment club as a trade organization and deduct the membership dues as a business expense.

I rent to 3 disabled vets to a house $500 X 3 = $1500 per month and my Rents are all guaranteed through Non-Profit Organizations.

Has anyone utilized unconventional aspects in their mobile home rehab since the area is so much smaller and uniquely laid out as compared to a normal SFH?

I had an idea on neighborhood improvement that might be kinda left field, and am wondering if people could weigh in on this and on different strategies/experiences in general...Especially for those holding rentals in up and coming areas, I've heard of strategies ranging from joining local community groups, organizing neighborhood cleanups, and calling the city about graffiti/nuisances, to buying up whole blocks, paying people to sweep the streets, and opening local cafes or bars.

Each city has its own unique story, as you pointed out with our knowledge of Texas, and data sets can suffer from all sorts of statistical biases and be manipulated to tell a story. 

Nope, not at all close, there is a difference between being promoted in an organization and selling your way to the top recruiting others under you, no financial sales organization allows just anyone to be their district manager.......but great sales can help you get promoted, but you're not entitled to a promotion based simply on sales. 

That one is also fairly unique situation for me.I'm learning very quickly to take the emotion out of my decisions and just make business decisions.
