Hey everyone,I've been a struggling Realtor for two years here in the Bentonville area and I've actually had to take up driving for Uber to pay the bills. 

J Scott wrote two books: one on flipping and one on estimating repair costs.

So I'm a 22 year old investor just starting out I started flipping my first house this year and I plan on being finished with it in a month or two and I've been looking at how to invest my profits for the most return on investment, I'm leaning towards seller financing vacant properties and master lease options but I want to get another opinion, so if anyone has any suggestions I'd be glad to hear it.ps.

As suggested you could also flip a house or two to generate the cash to buy a long term rental that will produce positive cash flow.

I'm curious to hear everyone's thoughts / two cents / various methods trying to achieve something similar!

I'll try to give as much detail as possible so sorry if this is a little long-winded.I have two potential partners who are looking to do a deal together to buy a 2-4 unit in Cleveland (B neighborhood or higher) where I am located.

I am 59, and my household includes my wife and two adult children.

One charges a one-time onboarding fee and lease renewal fees, while the other two don't.
