You may find your current insurance company doesn't and you'll just need to shop around to find someone that does.You absolutely have to have the correct insurance or you may not be properly covered.

In my state, the LANDLORD is obligated to make a good faith effort to find a replacement tenant and once that tenant is in place that old tenant no longer owes past that point.

Property is a C class area, so I am concerned about the quality of tenant I will get but I am close to Ohio State University, a hospital, and short north/downtown columbus so I am hoping as long as I screen tenants I can find some promising people.
