The city requires the garage concrete floor to be a certain thickness when it is inhabited vs. just used for vehicles, so I know someone who had to excavate the floor then pour a new foundation that is the proper thickness.

The easy pickins are fewer and far between these days.So, my first thought is that your example is not a good example for a RE investment, unless you are treating it as a long term investment vehicle where you contribute to your investment fund each month (potential negative cashflow), hoping it will grow over time (appreciation).
