I am way on the south side, and just need an idea to avoid traffic and schedule afterschool arrangements for my kiddos.

If you are gonna go that route then the targeted marketing through facebook will drive you a lot of traffic.

Next time you are at a traffic light, try to count the number of cigarette butts at the curbside, and you'll get a little more illumination :)  .

I loved living there but NorCAL just has so many benefits despite it's overflow of people, traffic and high prices.If you are going to move, move while your children are small because they acclimate easier  when they are young.

It has a lot of the draws - close city center, great tourist traffic, good weather, reasonably inexpensive property (although it sounds like that changing).Our STRs and AirBnB's here in Washington State are booking up like crazy as well - especially those with cabin / forest vibes.

Plus, it's incredibly easy for other tenants to use Wireshark and see network traffic (after all, they have the network password already).

My own choice is to live near the hustle and bustle, but in the outskirts where I can have less traffic, lower density, know my neighbors (I know every neighbor in my residential area).
