I would love to know if anyone has any tips or mentoring in regards to successfully starting a real estate salesman career while learning and saving to invest.

(Any other tips/considerations/suggestions when inheriting tenants, especially multiple at once?)

Also, if anyone would care to share any tips for working with title companies, such as ways that I can help everything go as smooth as possible, I would appreciate it as well!

These guys know every trick in the book...I would say if you can't afford that extra 20% then you shouldn't be doing what you're doing.....unless as Account Closed said, it's a very small job, or you have some experience in the field.

Appreciate the tips, I'll start searching for investor friendly lenders. 

As a friendly, helpful tip that I've learned through BP is to try to have a "value add" for your mentor.
