What’s worked for us in seattle is being patient and creative.

Real estate investing is not difficult, but it takes patient effort and consistent activity to get your first deal, whether it is wholesale, fix and flip, etc.  

Another homeowner was telling me to be a bit patient and not drop price yet because these months are very slow.

How much money you can pull is essentially predicated upon how patient you can be.

Cash flow is hard to come by today, but if you are patient and work with a good realtor you can still find deals.

Right now not many great deals unless you are do short term rental but be patient and dont feel like you will not find a deal.

It was definitely hard being patient, especially listening to/reading about examples of investors who started from zero cash or in personal debt and had tremendous success.
