As for the tenant, if you are supplying window units temporarily, they have no leg to stand on.

I am a farmer, from my perspective farmers are squeezed about as tight as they can withstand before some farms fall and supply/demand equilizes.

The contractor knows hes going to be paid because he can do a Mechanics lean on the property.I would only do this if I was directly paying the supplier and the supplies were delivered straight to the job site.  

The interest rate is variable and usually higher than a regular mortgage.  

I would take a close look at the market and see what the supply and rent characteristics look like for each type of build.
