why SFH and multifamily? why not condos?

i see this as "there is no perfect option" - but the best one that suits you. in my area, SFH and MF aren't affordable enough for me to start out with. i find condos as a good starting option (seeing cap rates of 6+% etc.) for me, and i can build on investments from there.thanks ahead of time. i am sure i am misinformed in some ways and/or not understanding this appropriately.

On the lender side you can close in an LLC or you can put it in an LLC after closing, that's a question for your CPA if an LLC or an S Corp is more suites, it's all about minimizing your tax bracket on the rental income.Do you need any advise in ragards to the financing?

Keep in mind there are some people that are only looking for reasons to file law suits and in some cases the fair housing police actually look to trap landlords by posing as renters.Some landlords may feel it is responsible to provide a reason to applicants however you must prioritise protecting yourself ahead of caring about how rejected applicants may feel.
