If you had 10 properties that rented for 800/month, I think 20K would be sufficient, rather than 48K in reserves.

My guess is that the previous owner and coinmach agreed that there was in-sufficient laundry revenue to warrant a normal revenue split (65-35% owner/coinmach would be reasonable) resulting in the owner paying a lease.My advise?

Hi Charles if you sell for 420k with about 370k in the deal + carry & closing costs, you stand to make about 5-12k assuming you're not an agent your self/representing yourself and you dont give too  many seller concessions.If you refinance the home assuming it appraises sufficiently your monthly will be about 1800 + Tax/Insuance so if you rent it out for 2000 you'll probably have -150 to -200 negative cash flow not accounting for property mgmt, repairs, or etc.
