Meant to say excel.First - every contractor you work with should fill out http://www.irs.gov/pub/irs-pdf/fw9.pdf and enter the details in the vendor center.Second - use a software - always cheaper than excel.

You should study the market before making offers- i.e. is it competitive w/ multiple offers being submitted on one property;  are offers being accepted above or below list price on average.  

I've yet to meet an agent who is comfortable with writing up and submitting multiple low-ball/below market offers.

And the only ones so far who have submitted an application.

As things are slower I said I would do the entire process for $4k from conception to closing and submitted a detailed plan of how it would be done.

When a problem is reported by a tenant regarding one of the machines, they just submit a work order request to the best local appliance repair company.Both approaches have actually worked fine for me.

You might want to get a pre-approval loan letter or a proof of funds letter to give you a better feel when you submit it with your offers.
