appraisal verify rental rates ... check crime and school maps etc. also keep in mind these assets trade at very stable price points.. so don't get sucked into you have to buy today or it wont be there .. that could be true and you may have to wait a week or two for a new one to pop up.. but don't get sucked into what I have seen others post about Morris invest.. they show a property you call back an hour later they say sorry someone bought it... causing the buyer to irrationally jump at the next one.. classic take away sales tactics employed by that vendor. ( from what others have written about on BP)

I'm wondering if you all could give me some pro's and cons:I'm wondering if it's a good idea to asking for a rent increase as part of my purchase contract with a tenant who is month to month and the seller has a management company taking care of property.My thinking is, if I were the seller and they asked this of me instead of asking for a lower purchase price I wouldn't mind.

Or they should simply tell us how long they're able to commit to and we'll run this as a short term lease until they have more clarity on their situation or move out, but it doesn't appear the tenant wants to pay a dollar more.So, basically the question is - do we take a leap of faith and lose our peace of mind or insist on sticking to the contract and risk losing the tenant?

I'm hoping some of the brighter minds here can help me think through this sub2 deal I've been offered, both in terms of analyzing the numbers and also some advice on taking on a sub2 purchase (I've done about 1-2 hours of reading on the subject....enough to be familiar but certainly no expert).
