@Sydney Sherman, I would give them notice of the planned construction, offer to release them from their lease if they choose, and make strict start/stop times with the construction crew so the tenants know they can expect quiet times.Offering to release them from their lease negates the need to offer a discount.

It can be done, but it should only be a strict return on money because if not, they will want more say over the renovation and that is where all the problems start even when people say they are silent investors, they rarely are.

Although personally I see syndications working better as a series of smart contracts whereby you send your Ether to the contract wallet and you have a system of payments set in the code.
