The scary looking guys with neck tats you see working on the large upright structures of steel at a petrochemical refinery. 

I'd say the neighborhood is a solid "B" and most of the houses around are at a pretty consistent $105-115K for sales.The property has gas furnace and fireplace already working. 

@Aaron Kinney we cashflow in CA, in B+ and A neighborhoods all day long. 

I'm thinking of manufacturing a steel "cap" that goes over the end and glues or screws into place.

Union band is one that will finance in a Land trust or a LLC.

All appliances are stainless steel, and this unit has good lighting.

It's a 3 bed/2 bath, has stainless steel appliances, a gas fire place, 2 car garage, dog door with dog run connected in the back, covered front porch, and a large deck with welcoming French doors.

Many have over-leveraged by cashing out all their equity in Property A to fund Property B and they may end up losing both.I think it's time to buy cautiously and build a reserve.
