I found a super cheap mailbox rental (with a real address, rather than PO Box) for only ten bucks a month, it's a steal!

It becomes very management intensive to juggle the constant stream of newbie partners, many of whom are very happy to steal from you and not complete the rehabs.

Ive also had lenders provide some information over the phone so long as the seller was on the line (3 way call) and was able to verify their identity. 

The last 4 years in GA of managing PM to manage my property is probably more work than my total 38 years combined.I Fired 3 PM in GA in the last 4 years( stealing, do not remit monthly rental, incompetent of their job) meanwhile I had only fired one PM in my other investment areas  in the last 38 years. 

Declare yourself an investor and associate your identity with that.

This is preserving a culture, history, and identity within a city.

When I live closer, I will shield my identity a little bit more, but just enough that someone would have to work a bit to find out where I lived.I use google voice.

Is their some sort of like paperwork I could bring to ensure they don't steal my plan?

I do however want to get rents up to market value.I am in an area that enjoys a low cost of living and the rent roll ranges from 500 to 700 a month on nearly identical units features and square footage wise.
