Probably just as important as what I mention in the letter is what I personally DON'T mention in the letter:any numbersany urgency, speed or timelineanything about how I plan to finance itIn short, I am trying to connect with reasonable people who are willing to have a conversation.

With experience I'm sure I'll be able to pick up speed and assess/mitigate risk faster.

@Sam Zes  Thanks for your response Sam , that helps clarify it, you want to use HML for the speed of the loan and to compete with cash buyers. 

I know that speed is essential in finding good deals, and I hear a lot about cash offers or cash buyers closing quickly.

Find the number that does.It will help speed you up when viewing properties. 

They have a TON of useful information that will get you up to speed quickly.
