Forgive me if I am missing something simple here.

There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want. 

I frequently see investors get rigid and want too high a cap rate with the starting 45 day ID period for 1031 then at last second they panic and have to get in something.

, find an agent that specializes in that, see homes, run numbers and then buy something.

Until the many problems are actually fixed, creating something new isn't going to save their clients. 

If you were required to leave some sort of explanation for giving anyone a less than perfect rating, you'd probably either be justified (or felt justified), or if it wasn't something you wanted to spend time explaining you'd just give the 5. 

Might be something to explore in the next few years when my bank acct has a little more flex to it but for now I will just stick to making ugly become nice.Thank you for your time everyone
