From my experience in sourcing code violation cases from different areas of the country I can tell you that if the situation isn't remedied and it escalates the fines and liens will be levied against you the homeowner - not the tenant.

TaxesI am not an expert here, but I believe there are some small advantages to owning the real estate in an LLC vs Personally (filing as a Sole Proprietor), especially if you are making active income (flipping, wholesaling, etc) through any of the entities by filing as an S Corp.

Lesson number one investors: make sure you secure your capitol before you close on your deals and if you plan to secure it after closing, be sure you’ve got a back up source to fund your renovations.

Just reading between the lines here- It seems to me that you should be looking to purchase the home or condo that you like where you like independently  & then passively investing in real estate through a REIT; Syndication, Crowd Sourcing, or maybe a company like Roofstock.

Hi, I am struggling to find a new property to flip, I used to use hubzu and auction.com but is getting harder to get properties from these sources, I read on this forum that wholesalers are the way to go when we need to fill our pipeline, I tried to look for wholesalers but no success, any recommendations?
